LIM Report
A LIM Report (Land Information Memorandum) is a report developed by the local District Council from a search of their property files and any other property related files within their various departments. A lawyer can organise a LIM Report, but does not personally visit the site to establish if any non-permitted / consented work has been carried out.
LIM-PLUS Report
The critical benefit of a LIm-plus report is Inspect New Zealand carries out a review of the property file held at the Council to discover what should be at the site and personally inspects the property to discover any non-consented / non-permitted building work. We also carry out a comprehensive building inspection of the whole property and report on the condition of the building and / or alterations.
We can also assist with resolving any non-consented issues, either for the current owner or prospective purchaser.
